Principal Investment Analyst – Private Debt Origination (Construction Team) in Des Moines, Iowa

As an Investment Analyst on the Principal Private Debt Origination team, you’ll provide analytical support to the Construction team in the area of commercial real estate transaction analysis and execution. Success in this position requires the ability to make effective decisions to achieve results without close supervision in a team environment.
How you’ll spend your time:
Work with a team of product-line experts to provide analytical support for evaluating construction investment opportunities on a national scale across multiple product types (industrial, apartments, office and retail) using sensitivity analysis, variance analysis, or preliminary valuations. Assist senior team members with the preparation of necessary supporting documentation.
Work with standardized investment reporting tools including discounted cash flow models.
Develop an understanding of products, programs and clients’ needs through available training programs and involvement in on-going construction loan origination and servicing activities.
Perform due diligence, prepare presentations, and develop written investment committee memos for new investment opportunities.
Effectively manage and coordinate time and responsibilities.
Work with internal risk assessments.
Utilize research databases to gather competitive intelligence, compare and position commercial real estate debt investments.
Build relationships with clients or end users to support marketing efforts.
Work with investment team and client portfolio managers to respond to client requests, including monthly reporting and investment commentary.
Perform other job-related duties or special projects as required.
We’re looking for someone with:
Bachelor's degree or equivalent (preference for degrees in finance, engineering, real estate or another construction related program).
Real Estate experience preferred (including full-time or internship experience), but not required.
Working knowledge of valuation modeling techniques and valuation software products.
Strong quantitative financial background and statistics including an understanding of basic finance concepts such as time value of money
Excellent communication and interpersonal skills.
Ability to take initiative and work independently in a fast-moving environment while managing multiple requests to strict deadlines.
Organize and maintain client relationship management records
May include minimal travel to meet clients and/or inspect properties.
Undergraduate GPA of 3.5 or above and progress towards MBA.
Previous experience with Argus is helpful.
Success in this position requires the ability to make effective decisions, achieve results without close supervision and in a team environment, and the ability to read, interpret, and analyze loan documents. Ability to work effectively in a deadline driven environment while managing multiple priorities is essential.
