JOB SUMMARY

CBRE is looking for an Owner's Representative Project Manager to administer and execute On Site Fiber Optic projects on a Data Center project in Council Bluffs, IA.

ESSENTIAL DUTIES AND RESPONSIBILITIES

As a highly motivated Owner’s Representative/Project Manager focused on Data Center Fiber Optic Construction, you will:

  • leverage your experience and technical expertise to lead complex projects with numerous cross-functional teams.

  • Plan requirements with internal customers and external partners to usher projects through the entire project lifecycle. This includes working with customers to develop project scopes, managing project schedules, identifying risks and clearly communicating goals to project stakeholders.

  • Your project teams can span offices, time zones and hemispheres, and it's your job to keep all the stakeholders coordinated and informed on the project's progress and schedule

Technical Skills needed:

  • Construction project/program management experience with fiber optic systems and low voltage telecom/security, preferably in the data center environment

  • Experience in project management fundamentals: developing requests for proposal (RFPs),scheduling projects, cost controls, value engineering, budgeting and forecasting costs, reporting project status and costs, supervising contractor safety and quality practices, overseeing procurement and negotiations with contractors and vendors.

  • Experience reviewing construction documents for technical accuracy and feasibility

  • Demonstrated ability to work with and lead internal/external cross-functional and partner teams to develop scope, project plan, budgets, and schedules

  • Demonstrated experience in delivering large-scale projects on-time, on/under budget, with a clear emphasis on safety and quality

  • Experience managing vendor relationships and understanding of standard practices in the design and construction industry, including knowledge of fast track design build processes and associated documents and contracts.

  • Demonstrated skills in requirements gathering, resource organization, task prioritization, scheduling and achieving objectives on schedule within budget.

  • In-depth knowledge of fiber optic testing standards and equipment

  • Other duties as assigned.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study. Minimum six years of related experience and/or training.

Prior experience in a supervisory position (direct report responsibilities) required if specific duties include direct report responsibilities.

● Minimum 5 years of experience focused on telecommunications, low-voltage and fiber-optics

construction experience required ( Desired)

● Bachelor’s degree in Telecommunications Engineering, Electrical Engineering or related degree

preferred, or equivalent practical experience(Desired)

● Previous data center experience strongly desired

CERTIFICATES and/or LICENSES

PMP (US and/or Canada) and LEED AP preferred.

Certified RCDD, PMP, or similar industry certifications strongly desired

COMMUNICATION SKILLS

Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.

FINANCIAL KNOWLEDGE

Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.

REASONING ABILITY

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

OTHER SKILLS and ABILITIES

Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.

Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting department deadlines. Errors in judgment may cause long-term impact to co-workers, supervisor, department and/or line of business.
